What a wonderful day to get up early and take the dog to the beach for his morning walk. This amazing sunrise photo was taken at the Indian Harbour Beach Millennium Beach Park.
Eau Gallie Causeway Sunset February 2013
One of my hobbies and personal pleasures is photography. Thankfully Brevard County has so much natural beauty that I have plenty of great subjects to capture. One of my favorite subjects to photograph happens to be sunsets, and the Eau Gallie causeway offers a great view of the sun to the west. So far, the month of February has supplied Brevard County spectacular sunrises and sunsets almost every day. On Friday the 1st the sunset was one of the most phenomenal I’ve seen in my lifetime. Sadly, I didn’t have my camera with me so I wasn’t able to get any photos but there were countless pictures taken of the sunset from my friends and colleagues which showed up on my Facebook and Twitter feeds.
Since I missed Friday’s opportunity I had been watching the pre-dusk cloud formations in hopes we might get some similar cloud groupings which help to provide the vivid colors that make a great picture. I wanted to make sure my vantage point would highlight some of the natural scenery so what better place than the Eau Gallie Causeway which is surrounded by the Indian River Intracoastal Waterway.
This was one of the best photos I took last night. The foreground of the shrubs and rocks meeting the shoreline, with a back drop of the sailboat and Indian River really give this photo some contrast and character. Enjoy!
Days On Market Data Analysis for Satellite Beach and Indian Harbour Beach 2012
Since we are getting close to the end of 2012 I decided to do some market analysis research and compare the relationship between sales price and days on market for this year so far. I wanted to focus on residential single family homes in the two cities that are seeing a lot of sales activity. Indian Harbour Beach and Satellite Beach which are both located in the 32937 zip code.
Overall there are some encouraging stats especially when you look at the lower price homes between $100,000 and $300,000. These homes are typically 3 to 4 bedroom homes that may or may not have a pool. There were a total of 203 sales so far this year in this price range and only 40 of these sales were short sales. The average days on market (from list date to contract date) were 51 days. That average is considerably lower than last year and a major factor of this was the limited inventory and continued demand for homes in this price range and the homes in this price are seeing some consistent appreciation in value. There are currently 42 active listings available in these cities. 4 of those active listings are short sale properties. There are 44 homes with a contract contingent or pending. 24 of those homes under contract are short sales.
When reviewing the next price range of $300,000 to $500,000 I found a total of 46 sales so far for 2012. Only 5 of those sales were short sales. Average days on market for this price range were 90 days. There are 11 homes with contract contingent or pending and 4 of those are short sales. There are 29 active listings available of which only 2 are short sales. While the days on market for this median price range are considerably longer, it is still showing strong demand and is presently seeing modest increases in market value.
The next price range I researched was $500,000 to $1,000,000 and found there have only been 11 sales, 0 were short sales. Average days on market took a big jump for this range to a jaw dropping 272 days. There are 17 homes currently available in this price range only 2 are short sales. 3 homes have a contract contingent or pending and 1 of those is a short sale. Homeowners in this price range have to be patient when selling their home or they have to price it very aggressively to sell quickly.
The last price ranges are the luxury homes from $1 million and up. There were only 12 sales this year, 2 were short sales. As expected the average days on market took another leap up to 317 days. There are presently 15 luxury homes on the market, 0 of which are short sales, and there is 1 short sale listing currently under contract. The luxury market continues to see a downturn in pricing. In 2011 the average sales price of $1,494,975 for the 8 homes that sold. While 12 luxury homes sold in 2012 the average sales price was $1,381,743. I give the same advice to luxury homeowners who want to sell. You have to be very patient or offer the home at a discount to attract buyers.

Kyle also represented the buyers in this transaction and was able to sell the home at the full list price of $235,000 in less than 30 days. The buyers had already fallen in love with the home before they even saw it in person.
This sale is the second highest sales price for similar featured properties in Satellite Beach and Indian Harbour Beach since January 2010. The dwindling inventory and continued demand for beachside homes in Brevard County has been a major factor in the improving prices throughout the beachside communities. The upward trending of prices has been seen in other areas of Brevard County but is most prevalent in Indialantic, Indian Harbour Beach, Satellite Beach, and Melbourne Beach especially homes priced under $300,000.
Sellers in these beachside communities are seeing multiple offers on their homes sometimes within hours of being listed. This has forced buyers to be prepared to make an offer, and a good offer, if they have any interest in purchasing a home. This is why, for a buyer, it is even more important to have all your “ducks in a row” when you are ready to start looking for a home. Meaning, you better have a pre-approval letter in hand when viewing home, because if you don’t your competition does.
